| 内容記述 | Planning researches for port-redevelopment have been usually made by a city-side approach which has the aims of making effective use of water-front for urban renewal. On the contrary, the objectives of this study is to develop a quantitative method of evaluating superannuation of port facilities to make a port-side approach to port-redevelopment necessity. The outline of this study is as follows: 1) Finding out five items (physical, shipping, cargo handling, land use, external) which are necessary to evaluate superannuation of public wharves, and selecting some indicators in each items. 2) Calculating the superannuation ratings of wharves by using a five-rank method, and evaluating port-redevelopment necessity from a triple point of view (physical, functional and economical). 3) Extracting main factors by applying factor analysis to all indicators, and making a comprehensive evaluation of necessity. | |||||
